PHASE ONE
In collaboration with our build partner, and real estate team we have years of experience in evaluating and purchasing properties in our area. This is essential to any custom new construction project so we can assist you in identifying a parcel we already own, or a new parcel to purchase that fits your needs and aligns with what you are looking for. Once we have identified a lot/land for your build we start working on a home plan that fits the topography, size, and any other features of your lot/land.

PHASE TWO
Our design process starts with evaluating your wants and needs, as well as your desired interior and exterior aesthetic. Once we have a thorough understanding of your vision, we then begin bringing it to life. Beginning with schematic design, we customize your floor plan, fine tune exterior elevations, and present your overall site plan for approval. From there we develop a 3D model of your home plan where we begin the interior and exterior selections process. Providing both 2D and 3D visuals of your design elements throughout the course of this phase is essential to ensuring your vision is being conveyed through our selections. Last but not least upon completion of Phase 2 we will have developed a set of exterior and interior drawings (construction documentation ) to provide to our sub contractors, vendors and in-house teams with everything needed to execute the build of your beautiful new home.
DESIGN DEVELOPMENT

PHASE THREE
After all design decisions and selections have been finalized and permits are approved, we begin the bidding process. In collaboration with our build partners - we group our design and build fees into a fixed fee construction contract. Doing so keeps our process clean and simple. Because we do all of our design planning on the front end of a project, we are able to bid out the entire project and finalize solid numbers. This allows for smoother loan closings and a clear understanding of your cost to build up front. Our build partner works closely with our interior design team to make sure any and all questions are answered, and to ensure your vision is brought to life.

PHASE FOUR
Once construction has begun, we like to sit down with our clients and discuss our furnishing options. The addition of designer curated furnishings, accessories, window coverings, textiles and art are details that dramatically impact the overall look and feel of a home. Adding on our furnishings and style package to any new construction project only elevates not only your finished product, but your overall experience as you enjoy your beautiful new home for years to comes.
